Going small for a big impact Getting ready to resell your home can seem like a daunting task. You want to get the most bang for your buck, and you don’t really want to spend a lot of money on making changes to the space. Fortunately for you, small changes can make a huge impact to how your home looks. Here are some small changes you can make to really improve the look for your home for resale.

Make another room

Being able to list your home at 3 bedrooms instead of 2 is a huge advantage and increases your home value a lot. Every room you add helps your home value until you get to around 5 or 6, and then it starts to become a little much. The easiest way to do this is to take your bonus room and build in a closet. Remember that the three main things you need to call it a room is a window, a smoke alarm, and a closet. As long as you’ve got those three things, you can add a lot of value to your home and change the type of buyer coming to take a look.

Crown molding

An easy change you can do that makes your home feel much more high-end is adding crown molding. It may not be something you even notice in a room, but it still makes the overall feel seem more high-end. Plus, adding crown molding is a pretty simple remodeling change for how much value it adds to the space.

Baseboard heater covers

Old baseboard heaters are an eyesore and definitely take away from the room. Even if it is decorated beautifully, you might have buyers turned off immediately by them. One way to remedy this is with baseboard heater covers. They are super easy to put on, and your buyers may not even notice that you have baseboard heaters. Even if they do notice, they will be glad to see there is already something in place that keeps them from being an eyesore in the room.

Paint it up

Paint can be a very difficult process, but it is worth it when selling a home if you have any rooms with bold colors. Even if a buyer knows they can change the color to something else, it is hard for them to imagine themselves living in the space if the color is too bold. Use neutral colors, and paint the place to give it more appeal to your buyers.

Clean it out

Remember that people who come into your home want to be able to imagine themselves in it. Consider this in all your preparation. Remove any personal photographs from your walls and just use wall art. Remove any clutter that is unnecessary. A bedroom should have no more than just a dresser, night table, and bed. Toys should be put away out of sight, and extra things you don’t need should be stored away as well. You can always put these items in your garage if they are stored in an organized manner. Some people have so much stuff that they choose to get a storage unit to hold all of it while they are selling. Just remember that you need to make this a place someone else would want to live, which means removing most of your own personalization.
